General plans for a 21-storey tower housing more than 50 apartments at Old Trafford have been filed.

A Design and Access Statement has been prepared by Tang & Associates for a proposed residential development with commercial space at 2-4 Talbot Road on behalf of its client, Mr Mahmood.

The scheme comprises a mix of two one-bedroom apartments, 34 two-bed apartments, 18 three-bedroom duplex apartments and two four-bed duplex apartments.

It includes a reception hall, a technical room and separate waste areas for residential and commercial use. A bicycle parking in the basement allows to store bicycles safely.

The site is currently a small vacant brick building, which was previously a fireplace showroom.

The application, which was submitted to Trafford Council, said the building was ‘left in poor condition and is of poor quality’, adding that it ‘reduces the opportunities the space could provide’.

The document says the site is north of Trafford, on the outskirts of Manchester city center and is in a priority regeneration area. This is identified as requiring jobs and new housing, making it a key development site with a strategic role.

The statement adds: “The proposal is for high quality residential apartments with a range of sleeping spaces to deliver new homes and meet the housing needs of the region. The GF commercial space will also provide business opportunities and of high quality employment for the local area to improve community resources.

“The scheme aims to help regenerate a key area of ​​Greater Manchester.”
